Thoughtfully designed for families, Aseel is a lush green retreat in a superb central location in Dubai, yet tucked away from the fast pace of the city. A new addition to the extension of the Arabian Ranches community, Emaar’s established master-planned community, Aseel villas are designed to the highest standards, with the design elements drawing on Spanish-style architecture.
With a selection of villas overlooking the Arabian Ranches Golf Course, Aseel homes – only 55 in number – feature high-quality finishes and world-class fixtures. The two-tiered villas are set in private plots for gardens and outdoor decks. Potential residents can choose from four, five, six, and seven-bedroom homes, which are offered in five different types. The homes are adorned with terracotta-tiled roofs, delicate wrought iron trimming and an elegant pastel colour palette.
The impeccably styled interiors are marked by elegant timeless style woodwork and beautifully polished floors offset by large windows that enhance natural lighting and stunning views.
Residents of Aseel are in close proximity to the city’s key hubs including Dubai Marina, the largest-of-its-kind waterfront development in the region, Dubai Media City and Dubai Internet City. A truly integrated community, Arabian Ranches has over 4,000 villas in distinct neighbourhoods that bring a new lifestyle choice to Dubai residents. The homes are set in a tranquil landscape and designed to the highest quality standards.
Residents can revel in the facilities offered by the Arabian Ranches Golf Club and Dubai Polo & Equestrian Club, including some of the city’s popular dining out destinations. A village community centre with retail outlets of choice, cafes and restaurants, open spaces, bicycle riding trails and walkways are other key features of Arabian Ranches.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years and most developers will offer 3 terms for a total of 90 years.
After you have found the right property you have to follow these steps:
Agreement of terms and conditions
Sales and Purchase Agreement
Settlement & Transfer
A 30 year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property it is important to secure a copy of the lease agreement or get further clarity on these three points.
#1 - Who is the lessor? (an individual or a Thai Company) Securing a lease from a Thai Company offers much more security than a private individual.
#2 - Do I have voting rights as a Lessee? (Some lease contracts do not allow lessee to have voting rights)
#3 - Is there a succession clause in the lease agreement that will allow inheritance of the lease?
Thailand has different visas like Spousal Visa, Retirement Visa, Student Visa and Elite Visa - just to name a few options. Each visa has different requirements but they are usually easy to obtain.
