Jumeirah Lakes Towers, most commonly abbreviated to JLT, is a mixed-use waterfront district in Dubai. It is a famous vertical neighborhood located behind Dubai Marina. Covering a total area of 730,000 kilometers, it consists of 26 clusters of three buildings in each that are being constructed along the edges of three artificial lakes, including Lake Almas West, Lake Almas East, and JLT Lake. Initially, the area had four lakes (Lake Almas West, Lake Almas East, Lake Allure, and Lake Elucio), but the developer drained Lake Elucio to create a park and renamed Lake Allure to JLT Lake. There are no houses or villas in JLT, only high-rise apartment blocks that sit side by side with glassy corporate towers. Apart from the striking centerpiece 66 story Almas Tower, all buildings in JLT range from 35 to 45 floors in height. All towers are nicely spaced to allow each of them to have a beautiful view of the surrounding areas and the sea.
JLT is a freehold area, which means that foreign investors and expatriates can own a property here. It is known for its amenities and facilities, such as the many shops, restaurants, and cafes in the clusters. Plus, there are plenty of green spaces between each cluster. JLT is also well-known for its affordability as its rents are consistently lower than neighboring districts, such as Dubai Marina and Jumeirah Beach. JLT is home to Dubai Multi Commodities Center Freezone, the largest and fastest-growing free zone in the United Arab Emirates with many companies and entrepreneurs. Since JLT only consist of high-rise buildings, the type of properties available is apartments. They come in studios, 1-, 2-, 3-, and 4-bedroom flats, as well as penthouses in 3- and 4-bedroom configurations.
The size of a studio unit start from 370 square foot and goes up to 550 square foot. A spacious 1-bedroom unit can be as big as 900 square feet, while the living areas for two and 3-bedroom apartments go up to 1,200 square feet and 2,500 square feet. Some apartments come with a balcony or terrace and Jacuzzi as well. All flats in JLT also offer numerous shared amenities, such as communal swimming pools, fully equipped gymnasium, steam room, sauna, steam room, kids play area, barbeque area, maintenance and security staff, CCTV security, 24-hour concierge, and cafeteria.
Residents can also enjoy a full view of the lake from most of the apartments. The apartments are also well-designed and made with high-quality materials, with luxurious finishes, offering residents comfort and elegance. Some of the most famous buildings in JLT are New Dubai Gate, Lake Point Tower, Icon Tower, Goldcrest Views, and Lake City Tower.
The most popular part of JLT is JLT Park, a pet-friendly park that is frequented by families thanks to its children’s play areas and jogging tracks. This park is just one of three clusters in the area, which combines a lush green landscape with lakeside community areas. Covering a vast 55,000 square meters space, it is an incredible open-air green escape in the midst of the city. It offers lots of activities for children who are in need of some fun and fresh air. JLT does not currently have its own mall. The closest mall to the area is Dubai Marina Mall, which is located just across Sheikh Zayed Road. It offers a wide range of international stores, perfect for residents who want to indulge in shopping. Other shopping malls situated in close proximity to JLT are the Mall of the Emirates and Ibn Battuta Mall. While JLT does not have its own mall yet, it is filled with restaurants and dining hotspots.
JLT offers a convenient city life for its residents, with a high standard of living. It is a highly family-oriented, pet- and budget-friendly part of Dubai. Those who live in this area can enjoy the most pedestrian-friendly community, with plenty of green spaces and outdoor activity options. Most of what residents need can be reached within walking distance. In addition, it is more laid-back and serene than neighboring areas since it is not a tourist spot JLT is a popular choice to live for young professionals and small families, particularly those who want to avoid traffic when commuting to and from work.
JLT is equipped with places of worship, schools, and medical centers. There are two mosques in the area, Tiffani Mosque in Tiffany Tower (Cluster W) and another near Movenpick Hotel in Cluster A. Churches can be found in Al Muntazah Complex next to Jebel Ali. The Sikh Gurunanak Darbar Temple can be found in the same area as well.
Those with children of nursery age have plenty of choices. Nearly all clusters in JLT has its own nursery. Prominent and highly respected schools are located within proximity to the area, including Emirates International School, Kings School Al Barsha, and the American School of Dubai.
Public transportation in JLT is easily accessible. It has two metro stations: DAMAC Properties Metro Station next to Cluster S and DMCC Metro Station right next to Cluster D. Those who live in other clusters can use feeder buses JLT1 and JLT2. Taxis are widely available in JLT as well.
