Dubai Festival City (DFC) is a self-contained, mixed-use neighborhood with commercial, residential, and entertainment areas. Spanning over an area of 5.2 million square meters, Dubai Festival City is built in the Dubai Creek. It is located near Umm Ramool, Al Garhoud, Nad Shamma, and Ras Al Khor. The central point of Dubai Festival City is the circular marina. This marina is bordered on the land side by a crescent-shaped Festival Centre, shopping mall, and canal. Behind and to either side of this circular marina are hotels, residential areas, a golf course, as well as other facilities and amenities.

Dubai Festival City is home to around 20,000 residential units. The residential properties in the area consist of three communities: Marsa Plaza, Al Badia Hillside, and Al Badia Residences.
Al Badia Residences is an established housing community that contains a combination of apartments and Mediterranean-style villas set in three-lined streets. It is the most famous residential area in Dubai Festival City. The apartments come in 1-, 2-, and 3-bedroom configurations, catering to both individuals and families. These low-rise apartments are surrounded by landscaped greens, offering exceptional amenities and spectacular views of Dubai Creek and Dubai's beautiful skyline. All apartments in Al Badia Residences offer private terraces or balconies. The buildings provide shared amenities, such as swimming pools, sports courts, gyms, kid's play areas, and many other amenities. The apartments also come with 24-hour security and valet parking. The villas are designed with a Mediterranean-inspired design. They are pretty spacious, providing residents with ample living spaces. The villas come in 4-bedroom configurations. However, several units have been renovated with more rooms and amenities.
Unlike Al Badia Residences, Al Badia Hillside Village only consists of apartments. Sometimes called Al Badia Hillside, the apartment buildings in this area are constructed with Arabic and Mediterranean architectural designs. It has 1- to 3-bedroom apartments, which range size from 1,109 square feet to 3,154 square feet. The apartments offer courtyards and open terraces, with a wide range of amenities. These include private terraces or balconies, designated parking spaces, shared kid's play areas, barbeque areas, communal swimming pools, and 24-hour concierges. Some apartments also offer gymnasiums and sports courts. Al Badia Hillside is built on a landscaped hillside, offering views over the golf course and the city skyline.
Marsa Plaza is an upmarket residential building offering straight, clear views of the Dubai Creek and Dubai. It is situated towards the north of Dubai Festival City, near the Lake Walk. It has 500 apartment units that consist of 3- to 4-bedroom duplex units and 1- to 3-bedroom flats. This residential tower is famous for its distinctive curved shape. The tower offers a wide range of shared amenities, including a swimming pool, parking spaces, cafeteria, health club with gymnasium, and laundry facility. Two hundred apartment units in the tower are serviced apartments.
