Learn more about the Mirdif property market through trends and average prices.
Mirdif was one of the first residential areas of a newer Dubai. Compared to other newer neighborhoods in the city, Mirdif has evolved significantly over the past few decades. It is a world away from the ultra-modern skyscrapers in Dubai, offering family-friendly suburban living rarely found in other parts of the city. It is a popular area for local and expat families who are looking to find luxury at an affordable rate in Dubai, particularly those who want to live in a villa. Due to the fact that it has been developed for the needs of its residents instead of as a tourist destination, Mirdif is loved by its residents and is seen as a special place to live. In fact, it is currently one of the few areas in Dubai that does not have a hotel.
Mirdif is situated directly behind the Dubai International Airport, bordering Al Warqaa to the south and Al Mizhar to the north. While its location is a little out of Dubai's main areas, it is well-connected via arterial roads, such as Sheikh Mohammed bin Zayed. As a result, Mirdif is popular among families who seek a relaxing and quieter lifestyle and among young professionals working in Dubai's business districts looking for cheaper rents.
Villas are the main draw of Mirdif among both renters and buyers. The area is filled with townhouses, detached and semi-detached 2- to 5-bedroom villas. The villas vary wildly in terms of design, layout, and amenities. Most villas offer storage areas, Maid's room, laundry rooms, study rooms, kids play areas, barbeque areas, maintenance and security staff, CCTV security, balcony or terrace, elevators, and covered parking for two or more cars. Many come with shared pools and gardens. On the more luxurious side, villas with private pools, saunas, and Jacuzzis are available as well.
All villas in Mirdif offer beautiful traditional architecture, taking the rich culture and heritage of the United Arab Emirate as the inspiration.
Although most properties in Mirdif are villas, there are also several low-rise apartments around the area. These apartments are made with high-quality materials and come in studios and 1-, 2-, 3-, to 4-bedroom configurations. Apartments in different parts of Mirdif each have their own individual features. However, renters and buyers are guaranteed to receive high-standard amenities comparable to flats in other areas in Dubai. Most apartments in Mirdif come with a balcony, kids play area, maintenance and security staff, CCTV security, elevators, designated parking spaces, and a 24-hour concierge. Some apartments also offer Jacuzzis, basketball and volleyball courts, shared swimming pools, and shared gyms.
Both apartments and villas in Mirdif are designed with outstanding architectural details and family-friendly layouts.
Mirdif is divided into several main areas (or sub-community), including Uptown Mirdif, Shorooq Mirdif, Mirdif Hills, and Ghoroob Mirdif.
Uptown Mirdif is a gated community inspired by the architecture of old English towns. It is a high-end community developed by Union Properties, offering luxury amenities for all of its residents. It features both residential and commercial properties. The most popular attraction in this sub-community is the Uptown Mirdif Mall, an open-air mall with more than 50 renowned brands, as well as 170 shops and restaurants. In this mall, visitors can find everything from supermarkets and pharmacies to toy stores, pet shops, and book shops. Those who live in Uptown Mirdif also have to other renowned malls, such as City Center Mirdif and Park Center Mirdif. While City Center Mirdif has a combination of fashion avenues, restaurants, and flagship stores, Park Center Mirdif has optical stores, pharmacies, and stores with local merchandise. Uptown Mirdif is surrounded by lush greenery. Residents can enjoy some quality time and outdoor activities with their families in Uptown Mirdif Park, which has cycling routes, play areas, jogging tracks, and picnic spots.
The second most popular sub-community in Mirdif is Shorooq Mirdif. This residential neighborhood offers affordable properties with several amenities for its residents. It boasts landscaped gardens, shopping malls, retail stores, as well as other entertainment and leisure activities. Some notable attractions inside or near Shorooq Mirdif are Dubai Safari park and Dubai Crocodile Park. Dubai Safari Park is an eco-friendly theme park with beautiful lakes and landscaped areas. Here, visitors can see the recreated jungles of Africa with exotic wild animals.
Mirdif Hills is another popular sub-community in Mirdif. It is developed by Dubai Investment Real Estate Company (DIRC) and is the only freehold project in Mirdif. It features a mix of commercial, retail, and residential properties. It has several significant landmarks within its area, including Arabian Center, Aventura Parks, and Gallery Arabesque.
Mirdif is home to one of the oldest and largest major public parks in Dubai, Mushrif Park. It offers lots of attractions for its visitors, including a collection of traditional miniature houses from across the world. In addition, visitors can also enjoy a full-on leisure day out with their families. The park is equipped with several play areas, barbeque areas, cycling routes, picnic spots, jogging tracks, and an aerial adventure course. It also has an equestrian center, which is an excellent place for anyone who wants to hone their horse-riding skills. This park is easily accessible from all Mirdif's sub-communities.
Mirdif is a quiet, suburban, self-contained area offering a family-friendly lifestyle for its residents. The standard of living in this area is relatively high, but the property prices are not as high as in many other parts of Dubai. It has everything residents may need – from shopping malls and restaurants to beauty salons, pet shops, medical centers, and even administrative facilities. The area is complete with lush green spaces, paved walking paths, and children's play areas as well. Therefore, residents have numerous options for outdoor living and activities that their whole family can enjoy.
In terms of schools, Mirdif has several international schools, such as Start International School and Uptown School Dubai. A number of nurseries can also be found around the area, such as Emirates British Nursery, Step By Step Nursery, and British Orchard Nursery.
When it comes to public transport, there are currently no metros servicing Mirdif, but plenty of buses are available for those relying on public transportation. Still, it is best to have a car to get around, in, and out of Mirdif. One thing to be aware of about driving in Mirdif is the heavy traffic during morning and evening rush-hours.
